DEPUTATION: View TOPCA comments (2p PDF) presesented at the PDC meeting.

The original application was to construct 17 storeys and 148 luxury rental units located along a retail corridor zoned for 2 to 3 storeys.  After much public discussion which included highly persuasive arguments on shadowing, traffic safety (there’s a school just one block behind this development) and over-look/loss of privacy, made by the community, the applicant came back with… no changesThe applicant filed an appeal at the Ontario Land Tribunal (OLT) on October 6, 2022 citing the lack of a decision by the City (there were outstanding reports requested and not received).  The OLT Hearing is yet to be scheduled.

June 2022 - PUBLIC MEETING: Virtual and in-person statutory meeting June 6, 2022 @ 6:00 pm at the City's Planning and Development Committee (PDC).

LETTER: TOPCA Letter (June 6, 2022) (1p PDF) submitted to the Planning and Development Committee regarding community feedback on the proposed development based on a local Flyer drop and survey: "TOPCA delivered over 150 flyers to neighbouring streets, asking for residents to share their feedback on what was being proposed.  The number of responses protesting the out-of-character height, was one of the strongest reactions TOPCA has ever experienced with a development application."

VIDEO: The archived video of Item 5.3 at the PDC meeting is accessible at the Agenda link (below) starting at 1:08:44.

View PDC Agenda (Item 5.3).  The Information Report (4p PDF) is posted as an attachment, and is only to be received for information.  Public comments received at this meeting will be included in the Recommendation Report (Date TBA) in support of PDC's future decision on the application.

VIDEO: View the archived VIDEO (1:08-2:17) of the PDC meeting (June 6, 2022). "GO BACK" - Community pushback (excellent resident presentations!) and the Councillors' lack of enthusiasm at PDC on Monday, June 6, 2022 for the Lightpoint proposal at 170 Lakeshore Road East (Planet Organic site) was evident.  The 17-storey building (image below) with 148 (expensive) rental units was deemed "outrageous" and "ridiculous crap".  The proposal showed a "lack of respect for existing communities" and "doesn't conform" to the letter (or spirit) of the Port Credit Local Area Plan.  It was noted that developers want to cram Port Credit to the rafters.  Lightpoint was instructed to "bring something into the realm of decent reality".

February 2022 - APPLICATION IN PROCESS: Lightpoint Inc submitted plans in December 2021 to redevelop the existing Planet Organic plaza site at 170 Lakeshore Road East (map) at the NW corner of Lakeshore Road East and Elmwood Avenue North.

PROPOSAL: 17 storey apartment building (including 2-storey rooftop mechanical) containing 148 luxury residential units, amenities, ground floor retail commercial space.

VIRTUAL COMMUNITY MEETING: Per Letter from Councillor Stephen Dasko (1p PDF): a Community Meeting was held February 2, 2022.
